Sunset Holler, Inc. is an IRC 501 (c)(3) nonprofit organization formed for the purpose of developing and overseeing operations of a 4,000-seat amphitheater at Southern Gap in Buchanan County, Virginia. Sunset Holler was formed at the request of the Buchanan County Industrial Development Authority and the two organizations are working closely to see this project become a reality.

The Southern Gap Amphitheater is slated to be a commercial-grade project, sited at Southern Gap in Buchanan County, Virginia. As conceived, the venue would be constructed to seat 2,000 guests, with a grassy hill behind it that can accommodate an additional 2,000 guests, for a total maximum capacity of 4,000 guests. The amphitheater will host live music performances, film screenings, speaking engagements, weddings, sports, and corporate events.

Overview: The Amphitheater is envisioned to be a commercial-grade venue sited at Southern Gap (“Southern Gap”), an approximately 2,000 acre mountaintop property nestled high in the central Appalachians in Buchanan County, Virginia. Southern Gap offers panoramic views of surrounding ridgelines and peaks for miles, a landscape largely unencumbered by either industrial or urban eyesores. The result is stunning—a truly unique development opportunity in Southwest Virginia, primed for the right mix of projects and development talent.

Location: Buttressed by Kentucky and West Virginia, Buchanan County is coal and gas country, but also supported by higher education: the county is home to both a law school (the Appalachian School of Law) and a pharmacy school (the University of Appalachia College of Pharmacy). Currently, a new highway is being constructed through Southern Gap, the Coalfields Expressway, that will greatly enhance the transportation system in Southwest Virginia and southern West Virginia. In constructing the Coalfields Expressway, the Virginia Department of Transportation erected the tallest bridge in the Commonwealth. The Coalfields Expressway is expected to be completed through Southern Gap in 2021. Buchanan County is also currently renovating it’s mountaintop airport, in cooperation with a division of the United Coal Company and numerous regional stakeholders. The enhanced airport will have the capacity to accommodate commercial-size jet airplanes.

Synergy: We believe that Southern Gap is an optimal venue to site a commercial-grade amphitheater, given its natural beauty and available acreage for additional development and local support.

Conclusion: The Amphitheater project has the potential to generate significant financial, economic and social benefits for all of its stakeholders. The natural beauty at Southern Gap would provide the Amphitheater an immediate competitive advantage over other event venues. Southern Gap is in the beginning phases of development, which provides the opportunity for follow-on investments after a successful launch of the Amphitheater. Finally, we believe this project will help the community of Buchanan County because it has the potential to: (1) enhance the quality of-life of local residents by providing a beautiful, central venue for music, performing arts, and cultural recreation; (2) provide economic benefits by boosting the tourism appeal of the area, (3) create jobs, and (4) provide for an expanded local tax base. Michael A. “Alex” McGlothlin. Chairman of the Board and Secretary. Alex is a corporate and securities attorney based in Richmond, Virginia. A native of Grundy, Alex graduated from the Grundy High School. Alex graduated with a B.A. from the University of Virginia in 2008, obtained his J.D./M.B.A. from West Virginia University in May 2012, L.L.M. in Securities and Financial Regulation from Georgetown University Law Center in May 2013. During his time at Georgetown, he also worked at the World Bank, where he was tasked with analyzing and compiling assessments on foreign countries’ company and securities laws in the Doing Business Report, the World Bank’s annual international business publication. After graduation, Alex clerked for Justice McClanahan with the Supreme Court of Virginia. Alex founded Watkins Creek Capital, LLC, a small business acquisition and consulting firm in 2017, and founded McGlothlin Legal, PLLC in 2018. He has been licensed to practice law in Virginia since 2012, and was licensed to practice law in the District of Columbia in 2018.

Charlton A. “Asher” McGlothlin. Director and President. Asher is a designer and musician based out of New York, New York. He is currently enrolled in the Master of Architecture and Master of Science in Real Estate Development programs at Columbia University’s Graduate School of Architecture, Planning & Preservation in New York, New York. Asher is a native of Grundy and graduated from Grundy High School in June of 2011. He then graduated from the University of Virginia’s School of Architecture (“UVA”) with a Bachelor of Science in Architecture in May of 2015, where he was awarded the Faculty Award for Public Service. Asher went on to work at VMDO Architects (“VMDO”) in Charlottesville from July 2015 to February 2018. While at VMDO, Asher focused on the design of K-12 public schools. Asher aided in the production of construction documents for Bluestone Elementary School and the Elon Rhodes Early Learning Center in Harrisonburg. He helped develop a facilities assessment for Radford City Public Schools before becoming a member of the design team for Alice West Fleet Elementary School, a 109,000 square foot elementary school in Arlington, Virginia. In 2016, he graduated from AIA Virginia’s Emerging Leaders in Architecture honors academy. He left working at VMDO in February of 2018 to hike the entirety of the Appalachian Trail, a journey that saw him hike 2,190 miles over the course of nearly six months. He has been a LEED Accredited Professional for Building Design and Construction since June of 2016 and a WELL Accredited Professional since December of 2016.


Christopher C. “Colby” Raines. Director, Vice President and Treasurer. Colby is a certified public accountant (“CPA”) based in Richmond, Virginia. A native of Grundy, Colby graduated from Grundy High School in 2007. Colby graduated with a B.S. in Accounting and Information Systems and B.S. in Finance in 2011, and M.S. in Accounting and Information Systems in 2013, all from Virginia Polytechnic Institute and State University (“Virginia Tech”). During his time at Virginia Tech, Colby served as a graduate teaching assistant (2012-2013), as well as performed an internship at TruPoint Bank, based in Grundy. After graduating with his M.S., Colby performed an internship at Wellmore Coal Company, LLC. In 2014, Colby started with Keiter, a public accounting firm based in Richmond. As of December 2018, Colby remains at Keiter, serving as a Manager in the Business Assurance and Advisory Services practice. At Keiter, Colby has been tasked with performing and overseeing financial statement audits of for-profit entities, non-profit organizations, and employee benefit plans subject to Employee Retirement Income Security Act, among other tasks. Colby has been a licensed CPA in the state of Virginia since 2015 and is a member of the American Institute of Public Accountants and Virginia Society of Certified Public Accountants.

J. Brent Justus, Esquire. Director. Brent is an antitrust lawyer and a partner at McGuireWoods, LLP in Richmond, Virginia. He advises clients on a range of competition issues, with a particular focus on cartel defense, litigation, and merger clearances. He has litigated matters in federal courts throughout the United States and has handled cases under virtually every aspect of the antitrust laws including monopolization, price fixing, vertical conspiracies, boycotts, and price discrimination, as well as a number of state antitrust and unfair competition statutes. Brent also has successfully represented both corporate clients and individuals located throughout the world in connection with global criminal antitrust cartel investigations. His practice has included representation of clients before the U.S. Department of Justice, Federal Trade Commission, the Canadian Competition Bureau, and the European Commission Directorate General for Competition.

  In addition, Brent has worked extensively on merger investigations involving both domestic and European companies and coordinates the preparation of both Hart-Scott-Rodino and international premerger clearance filings.

 Brent is regularly featured as a speaker on a diverse range of antitrust-related topics and serves as the co-chair of the Cartel and Criminal Practice Committee of the ABA’s Antitrust Section. He is also an editor of the three-volume State Antitrust Practice and Statutes (Fifth) published by the ABA Antitrust Section, serves on the Board of the Business Law Section of the Virginia State Bar, and is a past chair of the Antitrust Section of the Virginia State Bar.

 Brent received a Bachelor of Science in Government and Chemistry from the College of William and Mary (1997) and a law degree from Harvard Law School (2000). He is a native of Buchanan County and a graduate of Grundy Senior High School.

Allison Talbott Street. Director. Allison is an art educator and a local artist. Allison is a native of Grundy and currently an art educator for Buchanan County Schools. Allison teaches art from the heart and focuses on building self-esteem in her students and challenging them to find their inner artist. Twenty-two years in the classroom has convinced her that, through the artistic process, individuals experience heightened creative thinking, problem solving and aesthetic development.

Allison also strongly believes in education outside the classroom. She regularly organizes and leads educational trips for local students to culturally significant destinations. She and her students have traveled to the Biltmore Estate in Asheville, North Carolina, Frank Lloyd Wright’s “Fallingwater” in Pennsylvania, to New York, Chicago, Spain, France, and Italy. She also encourages appreciation for theatrical art and artists through active participation with her students in stage design and construction with local theatre.

Allison displays her own art at the Southern Gap Outdoor Adventure Center in Buchanan County and at the Appalachian Arts Center in Cedar Bluff, Virginia. Growing up in the Appalachian Mountains developed in her an acute awareness of nature and its undeniable beauty and mystery. She loves to bring the “outside” into her work. Whether it be molding a honey bee into silver metal clay, capturing the majestic elk on canvas, or experimenting with feathers and fiddle ferns in her ceramics or glass work, nature is her inspiration. In her words, Allison believes that “incorporating the natural world into my art reminds me to slow down, breathe, and reconnect. My hope is to educate, inspire and choose adventure, always.” She graduated from Grundy High School in 1993 and went on to earn a Bachelors’ Degree in Psychology with a minor in Interior Design. Allison also holds a Master’s Degree in Education, from Radford University with a concentration in Art.


Deborah “Debbie” Raines. Director. Debbie is a retired teacher with 46 years of experience teaching English and Humanities in the Buchanan County Public School System.

Debbie is specifically engaged in Sunset Holler’s grant writing efforts and has also been instrumental in ensuring continued support for the project throughout the Buchanan County community.


Lauralee Jackson. Director. Lauralee has worked in the Buchanan County Public School System for over 20 years, having previously taught English, and currently serves as the school system’s Grant Coordinator.

Lauralee is specifically engaged in Sunset Holler’s grant writing efforts and has also been instrumental in ensuring continued support for the project throughout the Buchanan County community.
